New Cooling Regulations for NYC Rentals
Legislation recently approved by the New York City Council establishes new obligations for property owners regarding temperature control in residential units. The measure mandates that landlords must install air conditioning or equivalent cooling equipment when tenants make formal requests, with no associated costs passed to residents.
Seasonal Temperature Standards
Additionally, building operators who manage centralized temperature systems will be required to maintain indoor temperatures at or below 78 degrees Fahrenheit throughout the summer period from June 15 to September 15 annually. This provision aims to ensure habitable living conditions during peak heat months.
The proposed regulation now awaits final authorization from the mayor's office before taking effect. If enacted, it would represent one of the most comprehensive municipal cooling requirements in the United States.
